Include the location (zip works), the type of build (container, modular, stick-built, ADU, commercial), and any spec preferences (builder-grade vs custom finishes). The more context, the tighter the estimate.

Behind the scenes, Jacob reads every sheet, runs takeoffs, pulls regional cost data, and assembles a trade-by-trade breakdown. We review the output before sending it back.

You'll get low / mid / high totals plus a per-trade breakdown delivered as a PDF. Push back on assumptions you disagree with — Jacob will rerun the numbers with your inputs.

We've seen Jacob land within 5–10% of final bids on straightforward projects, but complex sites, unusual finishes, and local labor markets can swing it harder.
